What we look for on each type of roof

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. If it is too low, cracked or poorly dressed, water gets behind it.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Roof leak investigations for homes and businesses in Dalston

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below to narrow it down. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. Typical surveys look at water through the ceiling under a flat roof and wet patches high on an inside wall, on valleys and parapet gutters, lead flashings and the roof space.

Water getting into a London home frequently comes from a detail you can’t see from the street: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you’re tracing a leak or recording storm damage in Dalston, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we’re there. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

What a roof leak investigation doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The repair itself (the investigation finds and reports the cause)
  • A structural engineer’s report
  • Faults hidden behind ceilings or boarding

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.

What this survey covers

  • Rooflights and dormers
  • Slate and tile slopes
  • The roof space
  • Chimney stacks
  • Flat roof details
  • Valleys and parapet gutters
  • Lead flashings

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Is Dalston in the area you cover?

Yes. Our area covers London and the South East, and Dalston is part of that. Just ring 07833 053749 or use the contact form and let us know about the property.

How do I find out if my home in Dalston is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

What do I do with the report?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

What should I do before you arrive?

Clear the loft hatch so we can get into the loft space. Have any photos of the leak ready, and let us know about past repairs. Keep catching drips and keep water away from electrics.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Leaks and storm damage in Dalston

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Historic houses like Sutton House, about 0.9 miles east, show how far back building in the area around Dalston goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Holy Trinity Church: lead flashings, valleys and old chimneys are typical places for water to get in. Trees in and around Haggerston Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For landlords with property near Dalston Junction station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Why it is worth a survey now in Dalston

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
