Roof leak investigations around London Fields

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in London Fields is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the roof type helps narrow down where water may be getting in. Historic houses such as Sutton House, about 0.7 miles north-east, show how far back building in the area around London Fields goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live near a park such as Haggerston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like Gayhurst Community School will know that a leak through a large roof is often found some distance from where the water shows inside.

Roof leak investigation in London Fields

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. We check parapets, valleys and flashings from every safe vantage point. Our report shows what we found, with photos. If you’ve noticed brown rings on upstairs ceilings and staining around the chimney inside, a survey will tell you what’s going on, on valleys and parapet gutters, lead flashings and rooflights and dormers alike.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. That is as true in London Fields as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What happens if roof problems are left?

Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. An investigation finds the likely cause first, so the repair is aimed at the right place. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about 1–2 hours for most homes, though a hard-to-trace leak can take longer. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in London Fields runs like any other.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before the survey

What we’re asked to look at in London Fields

Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can send that water under the coverings. The stain may appear well away from the valley itself.

It is worth booking a survey if you’ve seen:

  • Damp on a chimney breast
  • Leaks at a dormer or roof window
  • Damp walls below an overflowing gutter
  • Water dripping from rafters or underlay

If you live in an older home near Church of St Michael and All Angels, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What’s in a roof survey

What affects the price in London Fields

To price your survey, we look at:

  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages
  • House, block, shop or office

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange
  • Anything about access we should know

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

How the survey changes by roof type

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely, and look for signs of past overflowing.

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

London Fields: your questions answered

Is London Fields in the area you cover?

Yes, London Fields is within the area we cover. Our area covers London and the South East. You can phone 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

Is my home in London Fields listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

How should I prepare for the leak investigation?

Keep a note of when it leaks. Clear access to the loft. Keep away from any light or socket that water is reaching.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Useful tips for London Fields property owners

Nothing here needs a ladder. Our suggestions:

  • Leave roof access to professionals
  • Write down the wind direction and rain when it leaks
  • Protect furniture and flooring under the leak
  • Mention earlier attempts to fix the leak

Once the work is done, hold on to the report. If water appears again, it shows what was found before.

Check the loft after heavy rain, with care and a good torch. Watch for water marks, wet underlay and damp wood. Take photos of anything that changes.
