About our roof survey in London Fields

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey lead flashings, chimney stacks and natural slate, and people most frequently book us about gaps in the roof where coverings have gone and valley linings that have cracked or split.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in London Fields as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Landlord and commercial surveys in London Fields

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about one to two hours for most homes, depending on how many separate roofs there are. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Note where any stains or damp appear
  • Have any questions written down, so nothing gets missed
  • Leave side gates unlocked

Signs you need a roof survey in London Fields

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

Look out for signs like these:

  • Loose chimney pots
  • Torn or sagging underlay
  • Gaps in the roof where coverings have gone
  • Lifted, split or missing lead flashings

Anyone responsible for a site like Gayhurst Community School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Before you book anyone

  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • How they plan to inspect the roof safely
  • Whether you get a written report with photos

Your questions about roof surveys in London Fields

Are there drone restrictions around London Fields?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

How do I find out if my home in London Fields is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What does a roof survey include?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you look in the loft space?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. The full list of what we check.

What we check

  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • Natural slate
  • Clay and concrete tiles
  • The roof space

Roof by roof

Natural slate

Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles. When pegs or battens rot, tiles slip.

Roof surveys around London Fields

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in London Fields is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Historic houses such as Sutton House, about 0.7 miles north-east, show how far back building around London Fields goes. On a period home nearby, the survey separates sound original work from tired later repairs. If you let a flat or house near London Fields station, the gap between tenancies is a good time to have the roof looked at.
