  • A promise that the roof will not leak in future
  • Walls, floors and services below the roof

Roof survey in Hackney Central

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a careful look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you are worried about cracked or blistered flat roof coverings and leaking gutter joints and downpipes, a survey will tell you what’s going on, on chimney stacks, clay and concrete tiles and natural slate alike.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Hackney Central, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey changes by roof type

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

Tips that help

Small things make a difference. Some pointers:

  • Photograph stains when they appear
  • Let us know about any leaks or stains you’ve seen
  • Keep the report with your property records
  • Watch for slipped slates after bad weather

File the report with your other home documents. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Do not block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Local roofs in Hackney Central

Historic houses like Sutton House, about 0.5 miles north-east, show how far back building in the area around Hackney Central goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If your home is one of the older ones in the streets near Church of St Michael and All Angels, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Gayhurst Community School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to London Fields station may find that the gap between tenancies is a good time to have the roof looked at.

Hackney Central: your questions answered

Can you fly a drone over a roof in Hackney Central?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. Strong wind or heavy rain also stops a small drone flying.

How do I find out if my home in Hackney Central is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a report with photos and recommendations.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance.

Is a roof survey the same as a structural survey?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

What happens on the day

After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, most surveys take an hour or two for most houses, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Keep pets out of the way during the survey
  • Point out any leaks or damp patches
