  • Flue inspections or sweeping
  • Hidden sides of a shared stack
  • Structural calculations for a leaning stack

Chimney survey in Hackney Central

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photographs and our recommendations. It suits a single stack on a house as well as several on a larger building. If you’ve noticed signs that a stack is leaning and spalled or crumbling bricks, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Hackney Central questions

Can a landlord with a rental near London Fields station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or send us an email and tell us about the building.

Is parking a problem for a survey in Hackney Central?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

How long will you be at the property?

It normally takes between one and two hours at a house, as part of a look at the roof around the stack. The report follows by email.

What does a roof survey cost?

Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

Should a redundant chimney be removed?

It depends on its condition and your plans. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

When to book a survey in Hackney Central

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.

A survey can pick up problems such as:

  • Unused flues sealed without airflow
  • Damp patches on chimney breasts
  • Pots or cowls that look unsafe
  • Spalled or crumbling bricks

If you own a rental within reach of London Fields station, the gap between tenancies is a good time to have the roof looked at.

Before you book any roof surveyor

  • Are they insured for the work?
  • Whether the inside of the roof is included
  • What exactly goes into their report
  • Which viewpoints they use to see the roof

Prices for chimney surveys in Hackney Central

When we price a survey, we consider:

  • Features like valleys, chimneys, dormers and parapets
  • Height and safe access
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you are working to, such as exchange
  • What’s prompted the survey
  • Whether there is a loft hatch, a shared roof or tricky access

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will explain the options and the price.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.

Local roofs in Hackney Central

Historic houses such as Sutton House, about 0.5 miles north-east, show how far back building in the area around Hackney Central goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Living close to Haggerston Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Take an older house close to Church of St Michael and All Angels: its chimney, valleys and lead work are likely to be the parts that need attention first.

How it works

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It typically takes an hour or two at most homes; commercial roofs usually need 3–4 hours. In Hackney Central, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Leave it or get it looked at?

If you are buying, find out about the stacks before you exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. In Hackney Central, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.

Chimney survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and which survey you book.
