What we do, step by step

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take roughly 1–2 hours for a house, and more on a big or complicated roof. London terraces rarely offer a view of the whole roof from one spot, so in Hackney Central we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

About our gutter survey in Hackney Central

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the loft space and the roof itself where safe. Many leaks indoors start at a hidden gutter. Common reasons to book are water backing up from a hidden gutter and soffits marked by water, across parapet and box gutters, outlets and hoppers and downpipes.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Hackney Central as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Roofs, chimneys and gutters in Hackney Central

About 0.5 miles north-east lies Sutton House, a reminder of how long the area around Hackney Central has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If your house is among the older ones in the streets near Church of St Michael and All Angels, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Gayhurst Community School: large buildings have long gutter runs and big roofs that need checking like any other. If you run a business near Hackney Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Gutters out of sight from each safe vantage point
  • Pipes below ground level
  • Blockages deep inside downpipes

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. The full list of what we check.

What we check

  • Downpipes
  • Eaves gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Fascias and soffits
  • Valley gutters

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Book gutter clearing once a year, more often near trees
  • Keep climbers away from the eaves
  • Check for spilling water in a downpour
  • Include valley, parapet and box gutters when clearing

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Hackney Central questions

Will parking be an issue for a roof survey in Hackney Central?

Parking in Hackney Central, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Does a conservation area affect roof work in Hackney Central?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

How do I arrange a gutter survey in Hackney Central?

Simply ring 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

How we price gutter surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • How big the roof is
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • How the loft is reached, if there is one
  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work

Once you know what you need, phone 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.

Why act early in Hackney Central

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
