Gutter surveys in Dalston

Gutter survey in Dalston: what you get

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. Typical surveys look at water spilling over the gutter edge and brackets that have dropped or snapped, on valley gutters, eaves gutters and parapet and box gutters.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Dalston as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

When to book a survey in Dalston

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there is no outer edge for it to spill over. Lead is also a target for theft.

Look out for signs like these:

  • Choked outlets or hopper heads
  • Brackets that have dropped or snapped
  • Valley or box gutters that overflow inside
  • Gutters packed with leaves or moss

If you run a business near Hackney Walk, a roof report helps plan work around trading rather than after a leak.

  • Are they insured for the work?
  • What the report includes, and whether it has photos
  • Whether the inside of the roof is included

Tips that help

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Look out for overflows when it pours
  • Have gutters cleared at least once a year
  • Leave gutter checks at height to someone equipped for it
  • Get trees that overhang the gutters trimmed

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

Common questions in Dalston

I let a flat near Dalston Junction station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Will parking be an issue for a roof survey in Dalston?

Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

How do I book a survey in Dalston?

The quickest way is to ring 07833 053749 or email us. Give us the address and some details about the roof, and we will recommend the right survey. We survey seven days a week.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed.

Dalston homes and their roofs

Sutton House, about 0.9 miles east, is one of the historic houses in the wider area around Dalston. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Homes near green spaces such as Haggerston Park can get more leaves in their gutters in autumn. Anyone responsible for a site like Holy Trinity Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

Why it is worth a survey now in Dalston

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

How the survey works

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take an hour or two for a house, and more on a big or complicated roof. In a London area like Dalston, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Dig out any old roof reports or invoices
  • Leave side gates unlocked
  • Point out any leaks or damp patches
