Roof by roof

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

About our roof survey in Cambridge Heath

Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. If you’re worried about crumbling chimney pointing or cracked flaunching and cracked or blistered flat roof coverings, we can find out what’s behind it.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Cambridge Heath as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • How the roof will behave in every kind of weather
  • Whether the roof structure meets design loads

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

Useful tips for Cambridge Heath property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Take photos of any leaks as they happen
  • Check the roof from ground level after storms
  • File the report with your home documents
  • Let us know about past leaks

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.

Every so often, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Roofs, chimneys and gutters in Cambridge Heath

The wider area around Cambridge Heath has a long history of building, with Sutton House about 1 mile north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Cambridge Heath is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Trees in and around Haggerston Park shed leaves that can end up in nearby gutters. Shop and office owners around Hackney Walk may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Cambridge Heath station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What happens on the day

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take between one and two hours for most houses, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Cambridge Heath runs like any other.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

How to prepare

  • Mention any parking restrictions on your street
  • Keep pets out of the way during the survey
  • Clear the way to the loft hatch

Advice

What happens if roof problems are left?

If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Common questions in Cambridge Heath

Can a landlord with a rental near Cambridge Heath station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in Cambridge Heath?

It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

How long will you be at the property?

On site, it typically takes about 1–2 hours at a typical home, or half a day or so for a commercial building. Report times depend on the package.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
