Common roof problems in Hackney

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

Typical things we are asked to look at include:

  • A leak that comes and goes with the weather
  • Leaks below a flat extension roof
  • Drips in the loft during heavy rain
  • Stains around a skylight

Living close to Clapton Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Before you book any roof surveyor

  • What experience they bring
  • Their insurance cover
  • Whether you get a written report with photos

What a roof survey includes

How a roof leak investigation works in Hackney

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey slate and tile slopes, chimney stacks and flat roof details, and people most frequently book us about water coming in around a roof light or dormer and wet patches high on an inside wall.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers usually exclude wear and tear, so it helps to know whether damage is old or new. A careful look in Hackney tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.

After the visit, you get a written report with photos, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

What we look for on each type of roof

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Chimney stacks

We check the outside of the stack and the breast inside, and it is not a flue or gas safety check.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours for a house, and more on a big or complicated roof. In a London area like Hackney, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before the survey

  • Unlock side gates and any roof access doors
  • Tell us where we can park nearby
  • Dig out any old roof reports or invoices

How to book

Most bookings start with a short call: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Advice

Roof leak investigations around Hackney

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Hackney is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Historic houses like Sutton House, about 0.3 miles north-west, show how far back building in the area around Hackney goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Berger Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near Homerton station, tracing a leak quickly matters when a tenant is living with it.

Hackney is about 4 miles north-east of London, in Greater London. We survey roofs in Hackney across London and South East England. Our area takes in places right across Greater London, large and small.

Surveys in E9, E8, E3 and E5 work the same way as everywhere else we cover. We cover properties on Homerton High Street, Primrose Square and St John's Church Road. You will find Hackney on the A107 and B113, which makes it simple to reach. We also cover Homerton (1 mile north), Lower Clapton (1 mile north), Hackney Central (1 mile west), London Fields (1 mile south-west) and Cambridge Heath (1 mile south-west). Further out, we also cover London (4 miles south-west), City of Westminster (5 miles south-west), Marylebone (5 miles south-west), Kensington (7 miles south-west), St Pancras (3 miles west) and Walthamstow (3 miles north).

Landmarks near Hackney

We work in homes and buildings around The Urswick School, Clapton Park and Chesham Arms and the streets around them. Hackney has its own railway station: Homerton station. A little further out are Hackney Walk (within half a mile north-west) and Cell Project Space (0.9 miles south-west). Open spaces near Hackney include Tower Hill and Old Ford Island.

How we price roof leak investigations

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • Whether it’s a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we need to know

To price your survey accurately, we will ask about:

  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • Any photos you have, taken from the ground or a window

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or drop us an email.

Why it’s worth a survey now in Hackney

Wet insulation does not insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. In Hackney, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Can I check my roof myself?

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

FAQs for Hackney

Do you cover Hackney?

Yes, Hackney is one of the places we work. The survey and report are the same in Hackney as anywhere else.

Does a conservation area affect roof work in Hackney?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

What should I do before you arrive?

Clear the loft hatch so we can get into the roof space. Gather any photos and notes about when it leaks, and let us know about past repairs. Keep catching drips and keep water away from electrics.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How do I arrange a roof leak investigation in Hackney?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.
