Pre-purchase roof surveys near Hackney

Pre-purchase roof survey in Hackney

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. The two sit side by side if you want the fullest picture. If you’re worried about chimney mortar that has eroded and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, whatever the roof.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Hackney might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Tips that help

Small things make a difference. Some pointers:

  • Find out whether the roof has been replaced or patched
  • Don’t leave it until just before exchange
  • Look for fresh paint on upstairs ceilings at viewings
  • Request records of any re-roofing

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

Common questions in Hackney

Are there drone restrictions around Hackney?

It depends on the exact address and the weather on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Hackney?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Do you go up on the roof?

Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your exchange date and we will help you choose.

What we look for on each type of roof

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.

Clay and concrete tiles

Tiled roofs frequently last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Pre-purchase roof surveys in Hackney: local notes

With Sutton House about 0.3 miles north-west, Hackney sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If your house is among the older ones in the streets near Church of St Luke, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Homerton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Parking in Hackney, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when booking.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. In Hackney, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Let us know about any leaks, stains or damp patches you know of

Booking a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or drop us an email.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • How a seller will respond, or what the house is worth
  • Walls, floors, services and rooms below the roof

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey before you book. What our survey covers.

Roofs we survey in Hackney

  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Natural slate
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes

What a survey costs

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • Roof area

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

There’s no need for technical words. It is enough to let us know:

  • What made you get in touch
  • Any photos you have, taken from the ground or a window
  • When you need the report by
  • How the loft is reached, if there is one

To book a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
