Honest limits

It’s a careful look at the roof, not the whole story. The main limits are:

  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. The full list of what we check.

What we check

  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces
  • Flat roofs
  • Ceilings below the roof
  • Pitched roof slopes

Thermal roof survey in Hackney

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. It isn’t an energy rating or a heat loss calculation. We survey insulated roof spaces, commercial roofs and pitched roof slopes, and people most often book us about cold areas below the roof and areas of a flat roof that may hold water.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Hackney is checked before any drone flight, and permission is never taken for granted.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Thermal roof surveys in Hackney: local notes

There are several hotels within about a mile and a half of Hackney, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

For site and facilities teams at buildings such as Berger Primary School, a drone or thermal camera can show a large roof in a single visit. Historic houses such as Sutton House, about 0.3 miles north-west, show how far back building around Hackney goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

How we price thermal roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The height of the building and how the roof can safely be seen
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages

Prices start from £400, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

There is no need for technical words. It’s enough to let us know:

  • Where any leaks, stains or damp patches show inside
  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • Any photos you have, taken from the ground or a window

When you are ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Common roof problems in Hackney

Once a leak has been fixed, people often ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.

Typical things we are asked to look at include:

  • Damp around chimneys and parapets
  • Gaps in loft insulation
  • Moisture around outlets and upstands
  • Damp that repairs haven’t cured

For an older house near a landmark such as Church of St Luke, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Before you book any roof surveyor

  • Whether you can ask questions once you have the report
  • What the survey will not cover
  • Whether the roof space is looked at, where there is one
  • Their track record with similar roofs

What to expect from a roof survey

Why get it checked now?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

Why book with us

  • Drones and thermal imaging where applicable
  • An independent look at the roof
  • Clear package prices, including VAT
  • 98% customer satisfaction

The survey, step by step

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Hackney runs like any other.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller
  • Keep pets out of the way during the survey

Arrange a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Advice

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

FAQs for Hackney

Is my home in Hackney listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will parking be an issue for a roof survey in Hackney?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How do I arrange a thermal roof survey in Hackney?

Simply call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Will you go up on the roof?

Only where it is safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will thermal imaging find my leak?

It is a useful tool for tracing leaks, but not the only one. What it shows depends on the weather and the roof. If the source can’t be confirmed, we will say what could help next, such as electronic leak detection.
