Thermal roof survey in Highbury
Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. We’re often asked to look into damp around roof outlets and upstands and wet insulation beneath the membrane, across commercial roofs, loft conversions and ceilings below the roof.
Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Highbury as anywhere. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- The condition of timbers we cannot see
- Insulation values or heat loss calculations
- Proving moisture from the images alone
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey. The full list of what we check.
Roof types and parts we check
- Insulated roof spaces
- Commercial roofs
- Ceilings below the roof
- Flat roofs
- Loft conversions
- Pitched roof slopes
Checking the roof from the ground
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep dated photos of any marks on ceilings
- File the images with your roof records
- Do not switch the heating off ahead of the visit
- Leave the roof to people with safe access
Premium Surveys include an in-person consultation, so you can go through the images with us. There’s a 12-month follow-up too.
After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

Common roof problems in Highbury
Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, particularly when it’s warm inside and cold outside.
Common reasons to book include:
- Possible trapped moisture under a flat roof covering
- Water getting in at parapets and stacks
- Damp patches with no obvious cause
- Leaks that are hard to trace
A roof leak in a hotel or guest house around Highbury means lost rooms as well as repairs.

Highbury questions
Is drone flying allowed in Highbury?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or a downpour, and the rest of the survey does not depend on the drone.
Is parking a problem for a survey in Highbury?
Normally it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Is thermal imaging included in your surveys?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Is thermal imaging good for finding leaks?
It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.
How the survey works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. You are welcome to ask questions while we are there. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Getting ready for the survey
- Jot down any questions you want answered
- Show us where any leaks or stains appear

Flying and imaging in Highbury
With Sutton House about 2 miles east, Highbury sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Controlled parking zones are common in London, so mention any permit rules for Highbury. Take an older house close to Christ Church: thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.
