Storm damage roof reports in Highbury

About our storm damage roof report in Highbury

Our storm damage report gives you an independent, written record of how a storm has affected your roof. It sets out what is damaged, with photographs, and what we think the likely cause is. You can then give it to your insurer with your claim. Insurers decide claims on their own policy wording. We are not loss adjusters and can’t say whether a claim will be paid. Common reasons to book are holes or cracks caused by debris and loose or torn flashings, across chimney stacks, flashings and gutters and fascias.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Highbury, we inspect what we can reach safely and are given access to. It’s useful to know when the water appears and in what weather.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

How the survey changes by roof type

Ridge and hip tiles

Ridge and hip tiles take the full force of the wind. We record any that have lifted, cracked or come away.

Clay and concrete tiles

Tiles without fixings can move more easily in wind. We note what we can see of how tiles are fixed.

Questions from Highbury

Do you carry out roof surveys in Highbury?

We do. The survey and report are the same in Highbury as anywhere else.

Does a conservation area affect roof work in Highbury?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

What does a storm damage report cost?

Our reports start from £150. Commercial and larger roofs are quoted on size. The report does not include repair costs.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can I check the roof after a storm?

Stay off the roof. Take photos from ground level or from windows. Note the date and time, and photograph any damage inside.

Will my insurer pay for an old roof?

Insurers typically exclude wear and tear. Our report gives an honest view of what’s recent damage and what’s older wear. Your insurer decides the claim.

Wind, rain and roofs in Highbury

Historic houses such as Sutton House, about 2 miles east, show how far back building in the area around Highbury goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Highbury is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Different coverings let water in at different points, which shapes where the search starts.

Take an older house close to Christ Church: old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you live near a park like Highbury Fields, or anywhere with mature trees, autumn leaves can block gutters and valleys. For landlords with property near Canonbury station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours for most homes, depending on how much of the roof was hit. If you have questions on the day, just ask. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with what you’ve seen and any temporary repairs.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

Preparing for the visit

  • Leave a clear route to the loft
  • Show us where any leaks or stains appear
  • Buyers: confirm access with the estate agent or seller

Advice

Leave it or get it looked at?

Before temporary repairs, photograph the damage from ground level if it is safe. Those photos show the damage as it was. In Highbury, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Take a look at what a roof survey costs and what we found on two real jobs.

How we price storm damage roof reports

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone
  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for the job before booking.

What we need to know

Some details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • Anything about access we should know
  • When you need the report by
  • Any marks or damp showing indoors
  • The reason for the survey, such as buying, a leak or storm damage

Most bookings start with a short call: call 07833 053749 or email us. The price is agreed before a date is set.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Areas we can’t see safely
  • A decision on your insurance claim
  • Repair costs or quotes for the work

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Gutters and fascias
  • Chimney stacks
  • Ridges and hips
  • Slate and tile slopes
  • Flashings
  • Flat roofs

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
