Thermal roof survey in Canonbury

We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. Premium reports are sent the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. We are frequently asked to look into wet areas near outlets and upstands and ceilings that feel colder in places, across pitched roof slopes, flat roofs and loft conversions.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Canonbury is checked before any drone flight, and permission is never taken for granted.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Canonbury: your questions answered

Can you fly a drone over a roof in Canonbury?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

Can parking be tricky for a visit in Canonbury?

Parking in Canonbury, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

What happens after the survey?

You will get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Will I get photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

What a thermal roof survey looks like in Canonbury

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. About 1.7 miles east lies Sutton House, a reminder of how long the area around Canonbury has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

As a London address, Canonbury can be tricky for parking: a visitor permit or a nearby bay makes the day easier. If you live in an older home near St Paul's Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps.

Canonbury is about 2 miles north-east of St Pancras, in Greater London. If you are in Canonbury, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our area takes in places right across Greater London, large and small.

Roof by roof

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences frequently show through. We confirm any patterns with moisture readings.

Why act early in Canonbury

Before replacing a large flat roof, it’s useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you commit. In Canonbury, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before booking.

How it works

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about one to two hours on an ordinary house, and longer for a large or complex roof. In Canonbury, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed

How to book

Thermal roof survey starts from £400, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Proving moisture from the images alone
  • What’s inside walls or under coverings, without opening up
  • Structural calculations, which need a structural engineer

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Flat roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Insulated roof spaces

When to book a survey in Canonbury

Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.

Signs worth acting on include:

  • Areas of a flat roof that may hold water
  • Ceilings that feel colder in places
  • Damp that repairs haven’t cured
  • Damp around chimneys and parapets

If you look after a building such as Rotherfield Primary School, big roofs are where photos from the air and thermal images show the most at once.

Before booking any roof surveyor

  • Is VAT included in the price?
  • How long the report takes to arrive
  • How long they’ve been surveying roofs
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
