Flat roof surveys in Canonbury

When to book a survey in Canonbury

Ponding keeps the covering wet and wears it faster. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

We’re often asked to look at:

  • Splits and cracks in the covering
  • Edge trims that have lifted or split
  • Outlets that hold water back
  • Blisters and bubbles in the covering

If you own a rental within reach of Canonbury station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether VAT is in the quoted price

What’s in a roof survey

About our flat roof survey in Canonbury

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey mastic asphalt, felt flat roofs and single-ply membranes, and people most often book us about outlets choked with leaves and silt and edge trims that have lifted or split.

Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Canonbury, the roof above may belong to the building rather than one flat.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Why get it checked now?

Caught early, a split or open seam in a flat roof is frequently a small repair. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Any roof job in Canonbury means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Why us?

  • Insured for professional indemnity and public liability
  • Surveys on weekdays and at weekends
  • Thermal imaging and drone inspection where they help
  • Two decades and more of roof surveys

Different roofs, different checks

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

EPDM rubber

Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What a flat roof survey doesn’t cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment of the deck
  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. The full list of what we check.

Flat roof surveys around Canonbury

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Within a mile and a half or so of Canonbury there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

For businesses in and around places like Hackney Walk, the flat roofs over shops and commercial units are worth checking before a leak, not after. A roof leak in a hotel or guest house around Canonbury means lost rooms as well as repairs, so it pays to find faults before guests do.

Your questions about flat roof surveys in Canonbury

Can parking be tricky for a visit in Canonbury?

Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.

Does a conservation area affect roof work in Canonbury?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.

How many years has my flat roof got left?

There’s no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We will tell you in the report.

What’s in the report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. London terraces rarely offer a view of the whole roof from one spot, so a visit in Canonbury moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • For flats, make sure roof access has been agreed
  • Leave side gates unlocked
