Drone roof survey in Canonbury: what you get
Neighbours’ privacy matters on every flight. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it’s worth letting them know about the visit. We survey the roof you’ve asked us to look at. Each flight is kept short and stays focused on the roof we’re there to survey. We survey tall and steep roofs, chimney stacks and large and complex roofs, and people most often book us about coverings that have slipped high up on the roof and flashings that have come away.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at, in Canonbury as anywhere. Tell us about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Let us know the exact address as you book
- Make sure there’s room outside for the drone to take off
- Tell next door if the drone will be near their property
- Expect a little longer if permission is needed
If you need work done, roofers can work from the photos. They’ll see exactly where each defect is, so their quotes cover the same ground.
Every so often, look in the roof space with a torch, keeping to boarded areas. The underside often shows problems before the outside does. Take photos of any changes.
Signs you need a drone roof survey in Canonbury
From the pavement, most of a tall roof is out of sight. Rear slopes, valleys and the tops of chimneys are hidden. Problems in those places frequently go unseen until they leak.
Problems we come across frequently include:
- Plant growth and moss on the roof
- Lead work pulling away at abutments
- Standing water on a flat roof
- Eroded pointing on a chimney stack
Controlled parking zones are common in London, so mention any permit rules for Canonbury.
Choosing a roof surveyor
- Their drone registration, if they fly one
- Whether the inside of the roof is included
- What follow-up you get after the report
- Which parts of the roof they’ll actually see

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.
- We start by checking the airspace and any restrictions at your address.
- If permission is needed, we ask for it ahead of the visit.
- Before the flight, we check the conditions and the take-off spot.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- We email a written report with the photos and our recommendations.
Getting ready for the survey
- Clear the way to the loft hatch
- Find any records of previous roof work
- Have any questions written down, so nothing gets missed
Arrange a survey
Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or email us.
Advice
What this survey can’t tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Whether the roof structure meets design loads
- Neighbouring roofs the owner hasn’t asked us to survey
- Anything inside the loft or under the coverings
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
Roof types and parts we check
- Valleys and parapet gutters
- Fragile roofs
- Chimney stacks
- Flat roofs on upper floors
- Large and complex roofs
- Tall and steep roofs
How the survey changes by roof type
Flat roofs on tall buildings
Flat roofs on tall buildings are often seen by nobody. A drone shows ponding, splits, blisters and worn upstands.
Chimney stacks
Leaning stacks and loose pots are easier to judge from above. We record what we find with photos.
Canonbury: your questions answered
Can parking be tricky for a visit in Canonbury?
Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Are there drone restrictions around Canonbury?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do you work in Canonbury?
Yes. We cover Canonbury and the rest of Greater London. To book, phone 07833 053749 or use the contact form.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
How long does the survey take?
Time on site depends on the roof, but most surveys take roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The report is sent afterwards by email.
What happens next?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
What a drone roof survey looks like in Canonbury
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up.
If you run a business near Hackney Walk, large commercial roofs are often easiest to see from above or with a thermal imager. If you own one of the older houses in the streets near St Paul's Church, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Why act early in Canonbury
On a tall building, problems are frequently found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. Any roof job in Canonbury means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
