How a drone roof survey works in Highbury

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They’re useful where walking on the roof could damage it or isn’t safe. The roof is photographed without being disturbed. We check the airspace for your address ahead of the visit. We will tell you if another approach would work better. Common reasons to book are eroded pointing on a chimney stack and ridge and hip pieces working loose, across valleys and parapet gutters, tall and steep roofs and chimney stacks.

Flying in London takes more checking than most places: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Highbury, the address is checked against all of them, and where permission is needed, the flight waits for it.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Highbury

Many roofs are never seen properly from the ground. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

A survey makes sense if you’ve noticed:

  • Lifted or split lead flashings
  • Loose ridge and hip tiles
  • Wind damage high on the roof
  • Blocked valleys and parapet gutters

Controlled parking zones are common in London, so mention any permit rules for Highbury.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • What experience they bring
  • How soon the report will arrive
  • What happens after the report arrives

What a roof survey includes

Airspace, weather and Highbury roofs

With Sutton House about 2 miles east, Highbury sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.

For site and facilities teams at buildings such as Highbury Quadrant Primary School, big roofs are where photos from the air and thermal images show the most at once. If you run a business near Hackney Walk, big, flat commercial roofs are where close-up aerial shots and thermal images help most.

Highbury is about 4 miles north-east of City of Westminster, in Greater London. In Highbury, as across Greater London, every roof gets the same careful survey. Highbury is one of the towns and villages in Greater London where we work.

Every address in N1, N16 and N5 is covered for drone roof surveys, from the main roads to the quietest streets. We offer drone roof surveys to properties on Prah Road, Dove Road and Lough Road. Close by, we survey roofs in Newington Green (1 mile east), Mildmay (1 mile east), Canonbury (1 mile south-east), De Beauvoir Town (1 mile south-east) and Stoke Newington (1 mile north-east). What affects the cost of drone roof surveys

Prices always include VAT. The things that change the price are:

  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Roof area
  • If the survey needs thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

A little information up front helps. It’s useful to include:

  • Your postcode, so we can check access and travel
  • Your timetable, such as an exchange date
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Expect us to rearrange if it’s too windy or wet
  • Let us know the exact address when booking
  • Let us know what you want to see
  • Expect a little longer if permission is needed

The report gives any roofer you ask to quote a clear brief. The photos show the location and extent of every problem.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.

Why get it checked now?

Leaving a high roof unchecked means relying on what you can see from below. Close-up photos show what’s really there. Seeing the problem makes it easier to decide what to do. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

FAQs for Highbury

Is parking a problem for a survey in Highbury?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

How do I find out if my home in Highbury is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Does the drone show the underside of the roof?

No. It shows what’s on the outside. Leaks, damp timbers and condensation often show first from inside, so we check the loft too where we can.

How much is a survey?

Drone roof survey starts from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Which days do you carry out surveys?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.

What about my neighbours’ privacy?

No, the camera is kept on your roof. Next door’s windows and gardens are kept out of shot as far as possible. A quick word with the neighbours is a good idea.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we’re there. For a visit in Highbury, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We confirm whether a drone suits your roof.
  2. We agree a date, including weekends, subject to the weather.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the loft space where it’s safe.
  5. You get photos, findings and clear recommendations.

Preparing for the visit

  • If you’re buying, check with the agent that we can get in
  • Let us know about parking near the property
  • Unlock side gates and any roof access doors
