Flat roof surveys for homes and businesses in De Beauvoir Town

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you are worried about pools of water lying on the roof and signs of deflection in the roof deck, we can find out what’s behind it, on mastic asphalt, single-ply membranes and upstands and outlets alike.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in De Beauvoir Town shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey changes by roof type

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Any roof job in De Beauvoir Town means planning around parking, neighbours and access. That’s a good reason to find problems early, while there is time to plan, rather than in a rush after a leak.

What this survey cannot tell you

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • The condition of the deck or insulation hidden under the covering
  • A structural engineer’s assessment of the deck
  • An exact number of years the roof has left

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we check

  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen. Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a London area like De Beauvoir Town, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Leave side gates unlocked
  • Show us where any leaks or stains appear

Advice

FAQs for De Beauvoir Town

Will parking be an issue for a roof survey in De Beauvoir Town?

It depends on the street. If De Beauvoir Town has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Can you look at the flat roof of a hotel or office near De Beauvoir Town?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How long is the visit?

Most surveys take about one to two hours for most houses, and longer for a large or complex roof. We will confirm the timing when you book.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Do you work in De Beauvoir Town?

Yes, we do. We carry out flat roof surveys in De Beauvoir Town, and the service is the same as everywhere else we work.

Signs you need a flat roof survey in De Beauvoir Town

Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Most people get in touch when they’ve noticed something like this:

  • Signs of deflection in the roof deck
  • Failed seals around rooflight kerbs
  • Blocked or damaged outlets
  • Loose or cracked edge trims

If you let a flat or house near Dalston Junction station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Whether you get a written report with photos
  • Whether the inside of the roof is included
  • Their report turnaround times

What a roof survey includes

Flat roof surveys in De Beauvoir Town: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Within a mile and a half or so of De Beauvoir Town there are several hotels. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

For site and facilities teams at buildings like Our Lady and St Joseph Catholic Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Sutton House, about 1.3 miles east, is one of the historic houses in the wider area around De Beauvoir Town. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.
