How a thermal roof survey works in De Beauvoir Town

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we combine the camera with an inspection from the loft where there’s safe access. Typical surveys look at leaks that are hard to trace and damp that repairs haven’t cured, across insulated roof spaces, pitched roof slopes and flat roofs.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in De Beauvoir Town as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

We keep jargon out of it: if work is needed, the report says so clearly.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Make sure the loft can be reached safely
  • Talk to us about the weather when booking
  • Clear leaves from outlets and gutters each autumn
  • Let us know where and when you’ve seen damp or stains

Premium Surveys include an in-person consultation, so you can go through the images with us. There is a 12-month follow-up too.

Clear outlets and gutters regularly, so water does not sit on the roof. The less water sits, the less can find its way beneath.

Roof by roof

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Loft insulation

Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.

Common roof problems in De Beauvoir Town

After a repair, some owners want to know whether the roof has dried out. Thermal images and moisture readings can suggest whether moisture is still trapped, given suitable conditions on the day.

Signs worth acting on include:

  • Gaps in loft insulation
  • Leaks that are hard to trace
  • Ceilings that feel colder in places
  • Areas losing heat at the eaves and junctions

Take an older house close to Church of St Peter: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What to check before booking

  • Is there a chance to talk the report through?

What’s in a roof survey

Why it is worth a survey now in De Beauvoir Town

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. In De Beauvoir Town, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey typically takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. From the street, a London terrace usually shows only its front slope or parapet, so in De Beauvoir Town we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Have any paperwork from past roof work to hand
  • Let us know about parking near the property
  • Jot down any questions you want answered

Getting a price

De Beauvoir Town questions

Is drone flying allowed in De Beauvoir Town?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

How do I find out if my home in De Beauvoir Town is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or drop us an email.

Do I have to be there for the survey?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

Will thermal imaging find my leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera can’t confirm water on its own.

When you need someone else

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Whether the deck or roof structure is strong enough
  • Seeing water directly, as the camera shows temperature, not moisture
  • Hidden layers that need to be opened up to check
