Questions from De Beauvoir Town
Will parking be an issue for a roof survey in De Beauvoir Town?
London parking needs a little planning, so let us know about permits, bays or a driveway when booking. The visit is then planned around what’s available.
Can a landlord with a rental near Dalston Junction station book a roof survey?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Does the report help with maintenance planning?
Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
How much is a survey?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
How long is the visit?
Most surveys take between one and two hours at a typical home, and about three to four hours for a commercial roof. The report follows by email.
Will you walk on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
How a landlord roof survey works in De Beauvoir Town
The lease normally decides who is responsible for the roof and who pays. We do not give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. If you’re worried about missing or loose roof coverings and mortar falling from ridges and verges, we can find out what’s behind it.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in De Beauvoir Town has one, it needs checking from somewhere that can actually see it.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

When to book a survey in De Beauvoir Town
Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.
Common reasons to book include:
- Ceiling stains reported by tenants
- Cracked or leaning shared chimneys
- Damaged party-wall upstands or parapets
- Splits and blisters in flat roof coverings
Trees in and around Shoreditch Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Questions to ask before you book
- Will the report include photos?
- Which viewpoints they use to see the roof
- What they will not be able to tell you
- How much experience they have with roofs like yours
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check the roof space can be accessed
- Act on high-priority defects quickly
- Survey the roof on a regular cycle
- Ask your managing agent about lease terms
If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.
Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
What a landlord roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Areas behind locked flats or blocked hatches
- A full structural assessment of the building
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.
What we check
- Shared roofs
- Gutters and downpipes
- Rented houses
- Flat roofs on blocks
- Blocks of flats
- Converted houses
How the survey changes by roof type
Roof spaces and lofts
Access to the loft may be through a flat or a common area, so it needs arranging.
Pitched roofs on houses and blocks
On older pitched roofs, the fixings and underlay often fail before good slates or tiles. The report records it.
How the survey works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In De Beauvoir Town, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photographs.
Before the survey
- If you are buying, let the agent know when we are coming
- Leave a clear route to the loft
- Make a note of anything you’d like us to look at

Checking the roof from the ground
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Landlord roof surveys in De Beauvoir Town: local notes
With Sutton House about 1.3 miles east, De Beauvoir Town sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you look after a building like Our Lady and St Joseph Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Dalston Junction station, a dated record of the roof is useful when planning maintenance across a let.
