Dalston Landlord Roof Survey
We carry out landlord roof surveys in Dalston and the rest of Greater London. We survey on any day of the week.
- Choked outlets and gutters
- Leaks into upper flats
- Leaking joints at party walls
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
How a landlord roof survey works in Dalston
Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. The report covers defects, photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’re worried about parapets and upstands in poor repair and cracked or leaning shared chimneys, we can find out what’s behind it, on blocks of flats, rented houses and shared roofs alike.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Dalston as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Useful tips for Dalston property owners
Over many surveys, some simple habits stand out:
- Book gutter clearing at least once a year
- Check the roof space can be accessed
- Ask your managing agent about lease terms
- Deal with urgent items first
We do not advise on leases or who should pay. Our report sets out the roof’s condition that everyone can refer to.
Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.
Surveys for landlords and agents in Dalston
Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
- Walls, floors and services beyond the roof
- The structure in the way a structural engineer would assess it
If in doubt, phone 07833 053749 or email us and we will suggest the right survey before you book. The full list of what we check.
What we look at
- Gutters and downpipes
- Flat roofs on blocks
- Converted houses
- Shared roofs
- Blocks of flats
- Rented houses
What a survey costs
Not every roof costs the same to survey, for these reasons:
- Whether you choose the Basic, Standard or Premium Survey
- How many separate roofs there are, such as extensions, dormers and garages
- How big the roof is
- Whether it’s a home or a commercial building
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you contact us, let us know:
- Where water is showing inside, if it is
- Whether there’s a loft hatch, a shared roof or tricky access
- The property’s address and postcode
- What’s prompted the survey
Every survey is priced before it’s booked, so you know where you stand. Landlord roof survey starts from £150, including VAT. To book, phone 07833 053749 or drop us an email.
Landlord roof surveys around Dalston
About 0.9 miles east lies Sutton House, a reminder of how long the area around Dalston has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces such as Haggerston Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you look after a shop, office or commercial unit, for instance near Hackney Walk, a roof report helps plan work around trading rather than after a leak. Take an older house close to Holy Trinity Church: old fixings, lead flashings and tall chimneys are typical of older roofs.

FAQs for Dalston
Will parking be an issue for a roof survey in Dalston?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
I let a flat near Dalston Junction station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How much does a landlord roof survey cost in Dalston?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How do I arrange a landlord roof survey in Dalston?
To arrange a survey, call 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. In Dalston, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.
Before the survey
- Keep pets in another room
- For flats, make sure roof access has been agreed
- Check we can get to the back of the property
