Landlord roof survey in Shacklewell
Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. Surveys are carried out seven days a week which can help when arranging access with residents. If you’re worried about ceiling stains reported by tenants and cracked or leaning shared chimneys, a survey will tell you what’s going on, on blocks of flats, converted houses and rented houses alike.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Shacklewell, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Useful tips for Shacklewell property owners
There is plenty you can do without going near the roof. Here’s what helps most:
- Hold on to old reports to compare later
- Check your lease or ask a solicitor about who pays
- Have gutters and outlets cleared every year
- Don’t wait for a leak to survey the roof
The report can feed straight into a maintenance plan. You can start with the urgent items and plan the rest over time.
Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.
What we can’t see
To be straight with you, a roof survey has limits:
- A full building survey of every part of the property
- The structure in the way a structural engineer would assess it
- Who pays under the lease (that is a legal question)
If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.

What happens on the day
We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In Shacklewell, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- Each roof is looked at from safe vantage points and inside where possible.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
Before the survey
- Unlock side gates and any roof access doors
- Let us know about parking before the day
- Gather any invoices or paperwork from past roof work

Landlord roof surveys in Shacklewell: local notes
Sutton House, about 0.9 miles east, is one of the historic houses in the wider area around Shacklewell. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Shacklewell is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Homes near green spaces such as Stoke Newington Common can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you let a flat or house near Rectory Road station, a dated record of the roof is useful when planning maintenance across a let. For businesses in and around places such as Hackney Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Common questions in Shacklewell
Is parking a problem for a survey in Shacklewell?
It depends on the street. If Shacklewell has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How do I find out if my home in Shacklewell is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can your report tell us who pays for the roof work?
No. The lease normally decides who is responsible, and that’s a legal question. What we provide is a clear record of the roof’s condition that everyone can refer to.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you need to get into tenants’ homes?
Sometimes, yes. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Should I look at the roof myself first?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
