About our landlord roof survey in Clapton
Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. If you’re worried about failed flashings at walls and chimneys and standing water on a flat roof, we can find out what’s behind it.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Clapton has one, it needs checking from somewhere that can actually see it.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Why act early in Clapton
On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. In Clapton, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.

Do you need a landlord roof survey in Clapton?
On a shared roof, it’s not always clear who should act. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.
Look out for signs like these:
- Damaged pots and flaunching
- Mortar falling from ridges and verges
- Flashings that have come away
- Choked outlets and gutters
Trees in and around Millfields Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.
Before booking any roof surveyor
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is VAT included in the price?
- How long the report takes to arrive
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Landlord roof surveys around Clapton
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Clapton is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 0.8 miles south lies Sutton House, a reminder of how long the area around Clapton has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like BSix Sixth Form College will know that large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St James the Great: old fixings, lead flashings and tall chimneys are typical of older roofs.
Clapton is about 2 miles east of Highbury, in Greater London. Clapton gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Clapton is one of the places in Greater London where we work for landlord roof surveys.

What we do, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Surveys in Clapton can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Before we arrive
- Note where any stains or damp appear
- Leave a clear route to the loft
- For a flat or shared roof, check access with the freeholder or managing agent
Arrange a survey
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- File each roof report for future reference
- Have gutters and outlets cleared every year
- Keep the loft hatch clear and reachable
- Get legal advice on lease responsibilities
Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents often choose the package that suits the building.
Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.
When you need someone else
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Confirming asbestos in older roof materials
- Who pays under the lease (that is a legal question)
- The structure in the way a structural engineer would assess it

Questions from Clapton
Will parking be an issue for a roof survey in Clapton?
It depends on the street. If Clapton has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How do I find out if my home in Clapton is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you test for asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.
Can your report tell us who pays for the roof work?
No. Who pays is typically set by the lease, and that is a legal question. Our report gives an independent record of the roof’s condition to help those discussions.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
How long will you be on site?
It normally takes about one to two hours for a house, and longer for a block or a building with several roofs. You will know roughly how long when we arrange it.
What if it rains on the day?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
