Independent gutter surveys in Clapton

Landlord and commercial surveys in Clapton

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on any day of the week, which helps when tenants work during the week.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

About our gutter survey in Clapton

Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. We survey eaves gutters, outlets and hoppers and parapet and box gutters, and common reasons people get in touch are overflowing eaves gutters and brackets that have dropped or snapped.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Clapton has one, it needs checking from somewhere that can actually see it.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for a house, though large, tall or awkward roofs take more time. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Point out any leaks or damp patches
  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch

How to book

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Valley gutters
  • Eaves gutters
  • Parapet and box gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits

Tips that help

There is plenty you can do without going near the roof. Here’s what helps most:

  • Note any damp stains below the gutters
  • Look out for overflows when it pours
  • Get the gutters cleaned out every year
  • Look for new stains on ceilings below valleys after rain

If we think the problem lies underground, we’ll say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Why it’s worth a survey now in Clapton

Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. In Clapton, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What a gutter survey looks like in Clapton

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Clapton is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Knowing the covering helps explain which parts of a roof are likely to need work first. Sutton House, about 0.8 miles south, is one of the historic houses in the wider area around Clapton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around Hackney Walk may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Trees in and around Millfields Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For an older house near a landmark like Church of St James the Great, old fixings, lead flashings and tall chimneys are typical of older roofs.

Clapton: your questions answered

Can parking be tricky for a visit in Clapton?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Can a landlord with a rental near Clapton station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Will you check the drains below ground?

No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so the report covers what can be seen.

Do you work in Clapton?

Yes. We survey roofs across London and South East England, and that includes Clapton.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How do I arrange a gutter survey in Clapton?

Just call 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

Can I check my roof myself?

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
