Gutter survey in Lea Bridge
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, but we flag anything that could contain it. If you are worried about dripping or leaking gutter joints and leaves and moss blocking gutters, we can find out what’s behind it, whatever the roof.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Lea Bridge with this kind of roof, the hidden gutter is one of the first things to check.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Landlord and commercial surveys in Lea Bridge
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Why get it checked now?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In Lea Bridge, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

What a gutter survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- The inside of a downpipe along its whole length
- Confirming asbestos in older rainwater goods
- Hidden sections we can’t view safely
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.
What this survey covers
- Outlets and hoppers
- Valley gutters
- Fascias and soffits
- Downpipes
- Eaves gutters
- Parapet and box gutters
Common roof problems in Lea Bridge
Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.
A survey can pick up problems like:
- Joints that drip after rain
- Water spilling over the gutter edge
- Rotten fascias or stained soffits
- Overflowing valley or parapet gutters
If you live near a park such as Millfields Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Questions from Lea Bridge
How do I find out if my home in Lea Bridge is listed?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is parking a problem for a survey in Lea Bridge?
Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Will you look at parapet and box gutters as well?
Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it’s applicable.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Will you check the loft?
Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
What’s the best way to book?
To book, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
How much time does the visit need?
Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.
The survey, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take about one to two hours at a house, depending on how many gutter runs and downpipes there are. For a visit in Lea Bridge, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Getting ready for the survey

Local roofs in Lea Bridge
Historic houses such as Sutton House, about 1 mile south, show how far back building in the area around Lea Bridge goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Landlords with a home close to Clapton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings such as Southwold Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
