Homerton Gutter Survey
A careful look at the gutter at your property in Homerton, and put it all in a written report with photographs.
- Overflowing valley or parapet gutters
- Rotten fascias or stained soffits
- Gutters that have fallen out of line
What we look for on each type of roof
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
Plastic (uPVC) gutters
Plastic can become brittle with age and crack. We check joints, brackets and the line of each run.
How a gutter survey works in Homerton
We survey gutters and rainwater systems in Homerton and right across London and the South East. On the day, we inspect everything that’s safely in view from ground level, windows, the loft space and the roof where it’s safe. A visit usually takes an hour or two for most houses, though large, tall or awkward roofs take more time. Afterwards, you get a written report with photos and recommendations. Typical surveys look at valley or box gutters that overflow inside and overflowing eaves gutters, on parapet and box gutters, valley gutters and outlets and hoppers.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see
It’s a careful look at the gutter, not the whole story. Its limits include:
- Parts of gutters that cannot be seen safely
- The inside of a downpipe along its whole length
- The inside of buried drains

What this survey covers
- Outlets and hoppers
- Parapet and box gutters
- Fascias and soffits
- Downpipes
- Valley gutters
- Eaves gutters
How it works
Every roof is different; as a rough guide, the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we are there. From the street, a London terrace normally shows only its front slope or parapet, so in Homerton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
Preparing for the visit
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller
- Dig out any old roof reports or invoices

Homerton questions
Is my home in Homerton listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
I let a flat near Homerton station. Can you check the roof?
Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.
Do you survey underground drains?
No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.
Does someone need to be in?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.
How much time does the visit need?
A visit normally takes about 1–2 hours at most homes, and longer for a large or complex roof. We will give you an idea when booking.
Do you test soffits or gutters for asbestos?
No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.
Do you check valley and parapet gutters?
Yes, as far as they can be seen safely. We use the ground, windows, the loft space and the roof where it is safe, and by drone where it’s applicable.
How we price gutter surveys
The price reflects the time and kit the roof needs. That comes down to:
- The type of building, from a house to a block or an office
- Which survey package you book
- The use of thermal imaging or a drone
- The size of the roof
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.
What we need to know
There is no need for technical words. It’s enough to let us know:
- Where any leaks, stains or damp patches show inside
- What made you get in touch
- Any deadline, such as an exchange date
- Pictures from the garden or a window, if you have them
Most bookings start with a short call: ring 07833 053749 or email us. The price is agreed before a date is set.
Surveys for landlords and agents in Homerton
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it as you book and we will plan the survey around it.
Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
What a gutter survey looks like in Homerton
Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Sutton House about 0.3 miles south-west, Homerton sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around Millfields Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Shop and office owners around Hackney Walk may find that a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Homerton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Practical tips
Most of what helps is simple and safe from the ground. Our suggestions:
- Get the gutters cleaned out every year
- Watch the gutters during heavy rain
- Have overhanging branches cut back
- Include valley, parapet and box gutters when clearing
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
