How a flat roof survey works in Lea Bridge

Ponding is frequently the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Typical surveys look at blocked or damaged outlets and cracked or split membrane, across GRP fibreglass, mastic asphalt and single-ply membranes.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Lea Bridge, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat roof surveys in Lea Bridge: local notes

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. About 1 mile south lies Sutton House, a reminder of how long the area around Lea Bridge has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Lea Bridge is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book, as a space near the door cannot be promised. Anyone responsible for a site like Southwold Primary School will know that schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Clapton station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

How the survey changes by roof type

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

Checking the roof from ground level

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

FAQs for Lea Bridge

Will parking be an issue for a roof survey in Lea Bridge?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

How do I find out if my home in Lea Bridge is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Can you tell me how long my flat roof will last?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Can you test old roof sheets for asbestos?

Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Have the roof looked at again after a severe storm
  • Keep people off the roof unless they need to be there
  • Note the date and type of any roof work
  • Ask whoever fits equipment on the roof to make good the covering

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

All our prices include VAT. Flat roof survey starts from £150, including VAT. You’ll know the price for your survey before you book.

What a survey costs

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • Commercial roofs and larger buildings
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What we need to know

We will normally ask about:

  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside

To arrange a survey, phone 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.

The survey, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two at a typical home, while a commercial roof takes nearer three to four hours. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Lea Bridge moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Mention any parking restrictions on your street
  • Show us where any leaks or stains appear
  • For flats, make sure roof access has been agreed
