About our roof leak investigation in Lea Bridge

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check the roof surface and the ceiling below to narrow it down. Leaks under flat extension, garage and dormer roofs are common. An ageing felt roof is a frequent culprit. If you’re worried about staining where a gutter or parapet meets the wall and leaks at a dormer or roof window, we can find out what’s behind it.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. We look at what we’re given access to in Lea Bridge, inside and out. Tell us when the water shows, and in what kind of weather.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Roof by roof

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

What you can safely check yourself

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Common roof problems in Lea Bridge

Some water in the loft is not rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.

Most people get in touch after spotting one of these:

  • Leaks below a flat extension roof
  • Damp patches next to the stack
  • Condensation that looks like a leak
  • Water dripping from rafters or underlay

Trees in and around Millfields Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Lea Bridge questions

How do I find out if my home in Lea Bridge is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will parking be an issue for a roof survey in Lea Bridge?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you cover Lea Bridge?

Yes, we do. We carry out roof leak investigations in Lea Bridge, and the service is the same as everywhere else we work.

Is it a leak or condensation?

It is a common question. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Lea Bridge moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You pick a Basic, Standard or Premium Survey.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
  • Find any records of previous roof work

Arrange a survey

A quick phone call is normally the easiest start: call 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Lea Bridge roofs and the weather

Sutton House, about 1 mile south, is one of the historic houses in the wider area around Lea Bridge. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these roof types has its own typical places for water to get in.

For landlords with property near Clapton station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Shop and office owners around Hackney Walk may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

Why get it checked now?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
