Do you need a roof leak investigation in Clapton?

Some water in the loft isn’t rain at all. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

A survey can pick up problems like:

  • Water dripping from rafters or underlay
  • Damp walls below an overflowing gutter
  • Water coming in around a roof light or dormer
  • Ceiling stains that grow after rain

Anyone responsible for a site like BSix Sixth Form College will know that a leak through a large roof is often found some distance from where the water shows inside.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • Whether the inside of the roof is included
  • Whether any drone flown is registered with the CAA
  • What they will not be able to tell you

What a good roof survey covers

Roof leak investigations for homes and businesses in Clapton

A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. Common reasons to book are a leak that comes and goes with the weather and brown rings on upstairs ceilings, across the roof space, slate and tile slopes and flat roof details.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Clapton, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

Where we cannot see part of the leaking roof, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In Clapton, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Leave side gates unlocked
  • Find any records of previous roof work
  • Let us know about any leaks, stains or damp patches you know of

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.

Why get it checked now?

A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Every price we give includes VAT. Roof leak investigation starts from £150, including VAT. You’ll know the price for your roof before you book.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

How we price roof leak investigations

All our prices include VAT. What changes the price is:

  • Which survey package you book
  • The roof’s overall size
  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • The address and postcode of the property
  • What’s prompted the survey
  • Dates you’re working to, such as exchange
  • Anything about access we should know

We confirm the price for your survey before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

Roof leak investigations in Clapton: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Sutton House, about 0.8 miles south, is one of the historic houses in the wider area around Clapton. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like Church of St James the Great are often among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Living close to Millfields Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Clapton is about 2 miles east of Highbury, in Greater London. In Clapton, as across Greater London, every roof gets the same careful survey. Clapton is one of the towns and villages in Greater London where we work for roof leak investigations.

Surveys in E5, N16 and E8 are booked the same way as anywhere else. If you need a roof leak investigation at a property on Muir Road, Downs Road and Tilia Road or a nearby road, we can survey it. If you are just outside Clapton, we cover Lea Bridge (1 mile north-east), West Hackney (1 mile west), Homerton (1 mile south-east), Lower Clapton (1 mile south-east) and Shacklewell (1 mile south-west). Larger places within reach include London (4 miles south), City of Westminster (5 miles south-west), Marylebone (5 miles south-west), Kensington (7 miles south-west), St Pancras (3 miles south-west) and Whitechapel (3 miles south).

Clapton questions

Can parking be tricky for a visit in Clapton?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.

Is Clapton in the area you cover?

We do. The survey and report are the same in Clapton as anywhere else.

How long will you be at the property?

On site, it usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Why doesn’t the damp patch line up with the hole?

Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

How do I arrange a roof leak investigation in Clapton?

Just phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Roof by roof

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. That’s why we check the flashings near a stain, not just the one directly above.

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.
