Thermal roof surveys for homes and businesses in Clapton

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot typically tell from the surface. We then check those areas with moisture readings. If you’ve noticed damp patches with no obvious cause and wet insulation beneath the membrane, we can find out what’s behind it, on commercial roofs, insulated roof spaces and loft conversions alike.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Surveys for landlords and agents in Clapton

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Note where damp appears and after what weather
  • Heat the home normally on the days before
  • Don’t climb onto the roof to look for leaks yourself
  • Clear leaves from outlets and gutters each autumn

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We check the roof from the ground, from windows and from the roof itself where it’s safe.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. You get a report with thermal images, photos and our recommendations.

Getting ready for the survey

  • Find any records of previous roof work
  • Keep pets inside or away from the areas we’re looking at
  • Mention any parking restrictions on your street

Your questions about thermal roof surveys in Clapton

Is my home in Clapton listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is parking a problem for a survey in Clapton?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

What does the report include?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.

How long does the survey take?

It normally takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. We’ll confirm the timing when you book.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

How do I arrange a thermal roof survey in Clapton?

It is easiest to call 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. Surveys run on any day of the week.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

Signs you need a thermal roof survey in Clapton

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.

Problems we come across often include:

  • Damp that repairs haven’t cured
  • Ceilings that feel colder in places
  • Moisture around outlets and upstands
  • Damp where roofs meet walls and chimneys

Shop and office owners around Hackney Walk may find that a commercial roof can be photographed from above without anyone walking on it.

What to check before booking

  • Is VAT included in the price?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What happens after the report arrives
  • Are they insured for the work?

What a good roof survey covers

Roof by roof

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. We combine a close visual check with the thermal images.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s inside walls or under coverings, without opening up
  • Structural calculations, which need a structural engineer
  • Readings unaffected by sun, shade or reflections

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we check

  • Pitched roof slopes
  • Insulated roof spaces
  • Commercial roofs
  • Loft conversions
  • Flat roofs
  • Ceilings below the roof

What a thermal roof survey looks like in Clapton

If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. There are several hotels within about a mile and a half of Clapton, and like offices and blocks, hotels frequently sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Take an older house close to Church of St James the Great: older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help. If you run a hotel or guest house in or near Clapton, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Clapton is about 2 miles east of Highbury, in Greater London. In Clapton, as across Greater London, every roof gets the same careful survey. Clapton is one of the towns and villages in Greater London where we work for thermal roof surveys.
