Roof surveys for Clapton homes and businesses

About our roof survey in Clapton

Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’re worried about loose chimney pots and cracked mortar along the ridge, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Check the roof from the ground after storms
  • Include dormers, porches and garages when booking
  • Don’t climb onto the roof yourself
  • Mention any damp patches as you book

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.

Clapton questions

Can a landlord with a rental near Clapton station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details.

Are there drone restrictions around Clapton?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you work in Clapton?

Yes. Clapton is part of the area we cover, and the service is the same as everywhere else we work.

Do you go up on the roof?

Only when it’s safe. We also use views from the ground, windows and the roof space.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How long does a roof survey take?

It typically takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Report times depend on the package.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.

What affects the cost of roof surveys

To price your survey, we look at:

  • Basic, Standard or Premium
  • Whether it’s a home or a commercial building
  • If the survey needs thermal imaging or a drone
  • The size of the roof

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • Your postcode, so we can check access and travel

A quick phone call is typically the easiest start: ring 07833 053749 or drop us an email. You’ll have a price before anything is arranged.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Surveys for landlords and agents in Clapton

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email with the addresses.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

What a roof survey looks like in Clapton

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Sutton House, about 0.8 miles south, is one of the historic houses in the wider area around Clapton. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near Clapton station, a roof report helps you deal with small faults before they turn into a call from a tenant. For businesses in and around places like Hackney Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live in an older home near Church of St James the Great, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at most homes, and about three to four hours for a commercial roof. You are welcome to ask questions while we’re there. In Clapton, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear
  • Check pets are kept safely away
