What affects the cost of roof surveys

All our prices include VAT. The things that change the price are:

  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

What we need to know

To price your survey accurately, we will ask about:

  • The kind of building and roof involved
  • What’s prompted the survey
  • Dates you are working to, like exchange
  • Your postcode, so we can check access and travel

Booking is simple: just call 07833 053749 or email us, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

About our roof survey in Lea Bridge

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. You get a photo-illustrated written report and recommendations. Where it helps, we say which items are urgent and which can wait. We survey ridges, hips and valleys, chimney stacks and natural slate, and the problems we are asked to look at most are worn or blocked valleys and slates or tiles that have slipped or broken.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Roof by roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Roof surveys around Lea Bridge

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For businesses in and around places like Hackney Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If your house is among the older ones in the streets near St Matthew, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Clapton station, the gap between tenancies is a good time to have the roof looked at.

Lea Bridge is about 1 mile north of Homerton, in Greater London. Roofs in Lea Bridge get the same thorough look as anywhere else in Greater London. Lea Bridge is one of the places in Greater London where we work for roof surveys.

What a roof survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Defects hidden under coverings or inside walls without opening up
  • How the roof will behave in every kind of weather

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and does not.

What this survey covers

  • The roof space
  • Ridges, hips and valleys
  • Natural slate
  • Chimney stacks
  • Lead flashings
  • Clay and concrete tiles
  • Flat roofs

Why act early in Lea Bridge

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Any roof job in Lea Bridge means planning around parking, neighbours and access. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Why us?

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for most houses, and longer for a large or complex roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Hold on to the report for future surveys
  • Include dormers, porches and garages as you book
  • Have details of recent roof work to hand
  • Make sure we can open the loft hatch

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Lea Bridge questions

Will parking be an issue for a roof survey in Lea Bridge?

It can be, so it helps to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Is my home in Lea Bridge listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What do you check on a roof survey?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. The report includes photos and recommendations.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

How long will you be at the property?

On site, it typically takes between one and two hours at most homes, though large, tall or awkward roofs take more time. Report times depend on the package.
