Roof survey in Hackney Marshes: what you get
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey lead flashings, flat roofs and ridges, hips and valleys, and common reasons people get in touch are worn lead at chimneys and abutments and torn or sagging underlay.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Hackney Marshes, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Hackney Marshes: your questions answered
Is my home in Hackney Marshes listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Lea Bridge station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.
Will the report say how many years my roof has left?
Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it when booking and we’ll plan the survey around it.
Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Look for debris in the garden after high winds
- Clear the loft hatch area before we arrive
- Ask about a flat roof on an extension or garage too
- Photograph stains when they appear
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
Signs you need a roof survey in Hackney Marshes
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
Most people get in touch after spotting one of these:
- Ridge tiles that have lifted or moved
- Blocked, sagging or leaking gutters
- Torn or sagging underlay
- Flashings that have come away from the wall
If you look after a building like Kingsmead Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Local roofs in Hackney Marshes
Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Sutton House, about 1.1 miles south-west, is one of the historic houses in the wider area around Hackney Marshes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.
If you run a business near Hackney Walk, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Lea Bridge station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Why get it checked now?
Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan.

What we look for on each type of roof
Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
What happens on the day
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for most houses, though large, tall or awkward roofs take more time. In Hackney Marshes, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- You tell us about the property and any concerns.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a written report with photos and recommendations.
How to prepare
- Leave side gates unlocked
- Point out any leaks or damp patches
- Keep pets out of the way during the survey
