Roof by roof

Chimney breasts and the loft

In the loft, staining around the stack frequently shows where water is getting in. We record what we see with photographs.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It’s usually a modest repair when it is caught early.

About our chimney survey in Lea Bridge

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. We survey lead flashings, chimney breasts and flaunching, and common reasons people get in touch are damp on a chimney breast inside and worn or missing pointing.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Lea Bridge with this kind of roof, the hidden gutter is one of the first things to check.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

What happens on the day

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. From the street, a London terrace usually shows only its front slope or parapet, so in Lea Bridge we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Leave it or get it looked at?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a suitable contractor. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What you get with us

What affects the cost of chimney surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • Which survey package you book
  • Roof area

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both inc. VAT. You will know the exact price before booking.

What we need to know

To price your survey accurately, we’ll ask about:

  • Your timetable, like an exchange date
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Local roofs in Lea Bridge

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Lea Bridge is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Lea Bridge has a long history of building, with Sutton House about 1 mile south. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you live near a park like Millfields Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Anyone responsible for a site like Southwold Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What we are asked to look at in Lea Bridge

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.

People usually book a survey when they’ve noticed one of these:

  • Spalled or crumbling bricks
  • Damp on a chimney breast inside
  • Worn or missing pointing
  • Lifted or split lead flashings

For landlords with property near Clapton station, a roof report helps you deal with small faults before they turn into a call from a tenant.
