Your questions about chimney surveys in Upper Clapton

Is my home in Upper Clapton listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will parking be an issue for a roof survey in Upper Clapton?

Parking in Upper Clapton, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

What causes damp on a chimney breast?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. Our survey checks each of these and records the likely cause.

What does a roof survey cost?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Do you look in the roof space?

Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

About our chimney survey in Upper Clapton

If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we’ll recommend a structural engineer. We’re often asked to look into a chimney out of line and damaged chimney pots and cowls, on lead flashings, chimney pots and cowls and shared and party-wall stacks.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Upper Clapton, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Roof by roof

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

How it works

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, it normally takes about one to two hours at a typical home, and more on a big or complicated roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Advice

When to book a survey in Upper Clapton

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.

Typical things we’re asked to look at include:

  • Flaunching that has broken away
  • Worn or missing pointing
  • Loose, cracked or missing pots
  • Bricks with flaking faces

If you look after a building such as Harrington Hill Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before you book any roof surveyor

  • What happens after the report arrives
  • Their report turnaround times
  • How they plan to inspect the roof safely
  • Their drone registration, if they fly one

What to expect from a roof survey

What affects the cost of chimney surveys

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What to let us know when you contact us

Here’s what helps us most when you get in touch:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any marks or damp showing indoors
  • The type of building and roof, like pitched or flat
  • How the loft is reached, if there is one

Getting a price is simple: just call 07833 053749 or drop us an email, let us know about the property and we will point you to the right survey. We confirm the price before anything is booked.

Surveys for landlords and agents in Upper Clapton

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Upper Clapton homes and their roofs

Sutton House, about 1.5 miles south, is one of the historic houses in the wider area around Upper Clapton. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a shop, office or commercial unit, for example near Hackney Walk, a dated report on the roof is useful for planning and for any lease discussions. If you live near a park like Springfield Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
