West Hackney questions

Do you survey roofs for landlords with property near Rectory Road station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is parking a problem for a survey in West Hackney?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available as you book.

Will you walk on the roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Do you survey roofs shared between flats?

Yes. We inspect the parts we’re given access to, as far as they can safely be seen. Areas we couldn’t see are noted in the report.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Landlord roof survey in West Hackney

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you’ve noticed failed flashings at walls and chimneys and ceiling stains reported by tenants, a survey will tell you what’s going on.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in West Hackney has one, it needs checking from somewhere that can actually see it.

Nothing in the report is left vague: if work is needed, the report says so clearly.

When you need someone else

A survey is a close look at the let or shared roof, but it cannot do everything. The main limits are:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Parts of the roof we cannot safely see or access
  • Who pays under the lease (that’s a legal question)

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Converted houses
  • Rented houses
  • Shared roofs
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

For landlords and managing agents

Landlords, agents and building managers in West Hackney and across Greater London can book any of our surveys. To discuss a property or a block, phone 07833 053749 or use the contact form.

We survey roofs for letting agents and landlords as well as householders. A written report with photos gives you a clear record of the let or shared roof, useful for planning maintenance.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • File each roof report for future reference
  • Give tenants a simple way to report leaks
  • Tell tenants when we’re coming
  • Deal with urgent items first

You receive a written report with photos and recommendations, prioritised by urgency where relevant. It is emailed to you so you can share it with owners, agents or contractors.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem typically is.

Landlord roof surveys around West Hackney

About 1.2 miles south-east lies Sutton House, a reminder of how long the area around West Hackney has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Rectory Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Benthal Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you look after a shop, office or commercial unit, for example near Hackney Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the roof space and by drone where it applies. Most surveys take about 1–2 hours for a single let house, with blocks of flats taking longer. London terraces rarely offer a view of the whole roof from one spot, so in West Hackney we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first so you know what you’re asking contractors to price. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
