What happens on the day

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey usually takes an hour or two at a house, including the airspace and weather checks before take-off. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. Before take-off, the wind, the weather and the launch spot are looked at.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. The findings, photos and recommendations reach you by email.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, check with the agent that we can get in
  • Let us know where we can park nearby

Booking a survey

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.

About our drone roof survey in West Hackney

Drones need reasonable weather. We don’t fly in high wind or heavy rain, because the drone has to stay safely under control. If the day turns out unsuitable, we will talk about another date. The forecast is checked ahead of the visit and again on the day. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. If you’re worried about worn lead at chimneys and walls and cracked flaunching or loose chimney pots, a survey will tell you what’s going on, on valleys and parapet gutters, flat roofs on upper floors and tall and steep roofs alike.

London’s roofs are frequently hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Signs you need a drone roof survey in West Hackney

After storms, owners want to know what has moved. It’s hard to tell from below what has shifted. Close-up photos make it clear what has been disturbed.

Here are some of the things we see often:

  • Ridge and hip pieces working loose
  • Moss and weeds taking hold up top
  • Slipped or missing slates on a high roof
  • Debris building up in hidden gutters

Take a building like Benthal Primary School: a drone or thermal camera can show a large roof in a single visit.

Choosing a roof surveyor

  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA

What a good roof survey covers

West Hackney: your questions answered

Is my home in West Hackney listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can parking be tricky for a visit in West Hackney?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

Are you insured?

We hold professional indemnity and public liability insurance.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Are you registered with the CAA?

Yes. We hold a CAA Flyer ID and Operator ID. We fly a sub-250g drone and follow the drone code.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or drop us an email.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a shop, office or commercial unit, for instance near Hackney Walk, big, flat commercial roofs are where aerial photos and thermal images help most. As a London address, West Hackney can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Honest limits

A survey is a careful look at the roof, but it cannot do everything. Its limits include:

  • Flights in a restricted zone without permission
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Whether the roof structure meets design loads

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

What we check

  • Flat roofs on upper floors
  • Large and complex roofs
  • Tall and steep roofs
  • Valleys and parapet gutters
  • Chimney stacks
  • Fragile roofs

Why act early in West Hackney

A drone survey disturbs nothing on the roof. Fragile slates and tiles stay as they are, so the survey doesn’t create new problems. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Drone roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Let us know about any leaks or concerns
  • Keep a clear space in the garden or drive for take-off
  • Clear the loft hatch so we can check inside too
  • Expect us to rearrange if it’s too windy or wet

The Premium Survey report comes the same day. Drone photographs are included where we could fly.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. On tall buildings, use a professional with the right access equipment. Blocked hidden gutters cause many leaks.
