How a landlord roof survey works in Upper Clapton
Landlords frequently book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders often want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photographs and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. We’re often asked to look into cracked or lifting flashings and choked outlets and gutters, on flat roofs on blocks, converted houses and gutters and downpipes.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Upper Clapton with this kind of roof, the hidden gutter is one of the first things to check.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

Upper Clapton questions
How do I find out if my home in Upper Clapton is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Clapton station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need, and we’ll talk through which survey suits.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
How much is a survey?
Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Will you go up on the roof?
Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Is the report suitable for a maintenance plan?
Yes, that is one of the main reasons clients book. Surveying again later shows what has changed to keep your plan up to date.
Why get it checked now?
Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

What affects the cost of landlord roof surveys
When we price a survey, we consider:
- How big the roof is
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
What to tell us when you get in touch
If you can, have these to hand when you get in touch:
- The property’s address and postcode
- Your timetable, such as an exchange date
- The kind of building and roof involved
- What made you get in touch

Landlord roof surveys in Upper Clapton: local notes
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first. Sutton House, about 1.5 miles south, is one of the historic houses in the wider area around Upper Clapton. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Homes near green spaces such as Springfield Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. Take a building like Harrington Hill Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Clapton station may find that a dated record of the roof is useful when planning maintenance across a let.

Roof by roof
Flat roofs on blocks and rear additions
Felt flat roofs often last around 15–20 years, so their age matters.
Roof spaces and lofts
Access to the loft may be through a flat or a common area, so it needs arranging.
What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Asbestos testing of roof sheets or soffits
- Structural calculations or an engineer’s report
- Parts of the roof we can’t safely see or access
If in doubt, call 07833 053749 or use the contact form and we will recommend the right survey before you book. The full list of what we check.
What this survey covers
- Shared roofs
- Rented houses
- Blocks of flats
- Converted houses
- Gutters and downpipes
- Flat roofs on blocks
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.
The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes between one and two hours for a single let house, with blocks of flats taking longer. Surveys in Upper Clapton can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the roof space is arranged with you beforehand.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Before we arrive
- Dig out any old roof reports or invoices
- Mention any parking restrictions on your street
- Show us where any leaks or stains appear
