About our thermal roof survey in Dalston

Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. We are often asked to look into areas of a flat roof that may hold water and leaks far from where the stain appears, across insulated roof spaces, commercial roofs and ceilings below the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Thermal roof surveys around Dalston

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Dalston is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Take an older house close to Holy Trinity Church: thin or patchy insulation under an old roof often shows up clearly on a thermal image. A roof leak in a hotel or guest house around Dalston means lost rooms as well as repairs, so it is worth knowing the roof’s condition.

What you can safely check yourself

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Heat the home normally on the days before
  • Take photos of stains as they appear, so we can compare
  • Check outlets after heavy rain
  • Let us know where and when you’ve seen damp or stains

The report explains the conditions on the day and how they affected the images. That way you know how much weight to give each finding.

Deal with small splits and lifted seams promptly. Once water gets under a membrane, it can travel far before it appears inside.

When to book a survey in Dalston

Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. A thermal camera adds another way of finding them.

Most people get in touch after spotting one of these:

  • Thin or uneven insulation in the roof
  • Damp around roof outlets and upstands
  • Cold spots on ceilings under the roof
  • Water that travels before it shows

Parking in Dalston, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised.

Before you book anyone

  • Whether they hold professional indemnity and public liability insurance
  • Whether any drone flown is registered with the CAA
  • Is there a chance to talk the report through?

What a good roof survey covers

For landlords and managing agents

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form.

Common questions in Dalston

Can you fly a drone over a roof in Dalston?

Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in high wind or heavy rain, and the rest of the survey doesn’t depend on the drone.

Is parking a problem for a survey in Dalston?

Typically it’s manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Does the report include photos?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

How soon will I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

The survey, step by step

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Dalston, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before we arrive

  • Unlock side gates and any roof access doors
  • Tell us where we can park nearby
  • Keep pets inside or away from the areas we are looking at
