How electronic leak detection works in Shacklewell
A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. ELD tests the waterproofing directly and locates the breach. It’s testing only and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. If you’re worried about gaps at membrane joints and breaches hidden under paving or planting, a survey will tell you what’s going on, whatever the roof.
On a London roof terrace or a flat roof over a back addition, water often runs under the covering before it shows. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Shacklewell, the flat roof is frequently a shared part of the building.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What this survey can’t tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Some conductive membranes
- Leaks from plumbing or windows
- Sections we can’t safely access
If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. What our survey covers.

What happens on the day
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes a length of time set by the roof’s area and construction, and we’ll give you a guide when quoting. From the street, a London terrace typically shows only its front slope or parapet, so in Shacklewell we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We start by finding out what the roof is made of and where it leaks.
- The roof is assessed to see if electronic testing will work on it.
- The method depends on the membrane and what sits above and below it.
- We test the membrane and find where current is passing through it.
- You get a report showing where each breach is, for your roofer to repair.
Getting ready for the survey
- Clear the way to the loft hatch
- Show us where any leaks or stains appear

Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.
What electronic leak detection looks like in Shacklewell
Shacklewell has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Shacklewell is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Take a building like The Petchey Academy: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Shop and office owners around Hackney Walk may find that outlets and upstands on commercial flat roofs are the places to check before trouble starts.

FAQs for Shacklewell
Do you cover commercial flat roofs around Shacklewell?
Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.
How do I find out if my home in Shacklewell is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How much time does ELD need?
The roof’s size and build-up decide how long it takes. You’ll know roughly how long before we start.
Will you check the loft?
Usually, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Is the repair part of the test?
No. We test the membrane and report. The report shows where each breach is for your roofer to repair.
What do I do with the report?
You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
What we are asked to look at in Shacklewell
Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs, depending on the build-up.
A survey makes sense if you’ve noticed:
- Leaking laps in the waterproofing
- Leaks showing away from the breach
- Leaks through a covered membrane
- Punctures from foot traffic or tools
If you run a hotel or guest house in or near Shacklewell, a roof problem can mean rooms out of use, so it pays to find faults before guests do.
