Gutter surveys for homes and businesses in Romford

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. If you are worried about joints that drip after rain and water spilling over the gutter edge, a survey will tell you what’s going on.

Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Romford are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Romford, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Advice

Signs you need a gutter survey in Romford

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

These are some of the problems a survey can pick up:

  • Joints that drip after rain
  • Downpipes that are split or coming away
  • Hoppers and outlets full of debris
  • Water spilling over the gutter edge

If you look after a building such as Concordia Academy, large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • How soon the report will arrive
  • Whether the inside of the roof is included
  • What experience they bring
  • Their drone registration, if they fly one

Roofs, chimneys and gutters in Romford

The wider area around Romford has a long history of building, with Hare Hall about 1.4 miles north-east. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Romford is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you run a business near The Brewery, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you let a flat or house near Romford station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Get trees that overhang the gutters trimmed
  • Note any damp stains below the gutters
  • Check downpipe clips are holding
  • Book gutter clearing once a year, more often near trees

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.

What we look for on each type of roof

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Checking the roof from the ground

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Common questions in Romford

I let a flat near Romford station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Does a conservation area affect roof work in Romford?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. Just ring 07833 053749 or email us for a price.
