Chadwell Heath: your questions answered
Will parking be an issue for a roof survey in Chadwell Heath?
It depends on the street. If Chadwell Heath has controlled parking where you are, a visitor permit is the easiest answer.
Is my home in Chadwell Heath listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
What happens next?
We email you the written report with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.
About our gutter survey in Chadwell Heath
Gutters have to slope gently towards the outlet or water sits in them. When brackets sag or joints part, water pools, drips and spills over at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed gutters full of debris and silt and sagging gutters and loose brackets, a survey will tell you what’s going on.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Chadwell Heath, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What this survey cannot tell you
In fairness, a roof survey has limits:
- What’s behind fascias and inside walls
- Asbestos testing of old gutters, downpipes or soffits
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.
Roof types and parts we check
- Valley gutters
- Outlets and hoppers
- Downpipes
- Fascias and soffits
- Eaves gutters
- Parapet and box gutters
The survey, step by step
Every roof is different, but as a rough guide the survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we are there. London terraces rarely offer a view of the whole roof from one spot, so a visit in Chadwell Heath moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- Leave a clear route to the loft
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed

Advice
What affects the price in Chadwell Heath
The price reflects the time and kit the roof needs. That comes down to:
- Extra roofs, like extensions, dormers or garages
- Commercial roofs and larger buildings
- How complicated the roof is, with its valleys, chimneys and parapets
- Height and safe access
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Getting in touch
A little information up front helps. It’s useful to include:
- How the loft is reached, if there is one
- Pictures of the roof from a safe spot, if you have them
- What kind of property and roof it is
- The reason for the survey, like buying, a leak or storm damage
We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
Practical tips
From years of surveys, a few habits stand out as worth the effort:
- Check for spilling water in a downpour
- Get trees that overhang the gutters trimmed
- Look for downpipes coming loose
- Include valley, parapet and box gutters when clearing
Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What else we do in Chadwell Heath
Chadwell Heath homes and their roofs
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Chadwell Heath has a long history of building, with Hare Hall about 2.9 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
As a London address, Chadwell Heath can be tricky for parking: let us know about parking bays, permits or a driveway when you book. Landlords with a home close to Chadwell Heath station may find that the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as St Chad's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Why get it checked now?
Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What we look for on each type of roof
Fascias and soffits
Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.
Cast iron gutters
A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.
