Questions from Little Heath
I let a flat near Chadwell Heath station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Will you come out to Little Heath?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Are you structural engineers?
No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
What will the report tell me?
Written findings with photographs, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Does the report include photographs?
Yes. Photos are part of every report.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it when you book and we will plan the survey around it.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How a gutter survey works in Little Heath
Eaves gutters at the front of a building are easy to spot, but many are not. Valley, parapet, box and secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely, from the ground, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you’ve noticed gutters that have fallen out of line and gutters packed with leaves or moss, we can find out what’s behind it, whatever the roof.
Around Little Heath, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
What you get is a clear record of the gutter on the day we saw it. It is useful straight away, and a good reference for later.

Different roofs, different checks
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

How it works
After the inspection, everything we found is written up as a report with photos, emailed to you. As for time on site, most surveys take between one and two hours at most homes, though large, tall or awkward roofs take more time. Some parts of a survey depend on the weather, so a visit to Little Heath is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Let us know about parking before the day
- Dig out any old roof reports or invoices
- For flats, make sure roof access has been agreed

Roofs, chimneys and gutters in Little Heath
Historic houses such as Valentines Mansion, about 2.6 miles west, show how far back building in the area around Little Heath goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If your house is among the older ones in the streets near St Mark's, its chimney, valleys and lead work are likely to be the parts that need attention first. If you run a business near The Brewery, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If you live near a park such as Fairlop Waters, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Leave it or get it looked at?
A written report gives you a dated record of the gutters’ condition, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Homes in smaller places like Little Heath can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Practical tips
Some practical points come up on survey after survey. They apply to most roofs:
- Look for new stains on ceilings below valleys after rain
- Have overhanging branches cut back
- Ask for valleys and parapet gutters to be cleared too
- Make sure downpipe clips are holding
Questions about the report are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey comes with an in-person one.
Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
What we cannot see
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Confirming asbestos in older rainwater goods
- The inside of buried drains
- The inside of a downpipe along its whole length
If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What a survey covers and does not.
