Gutter surveys around Harlow

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside a good many post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Harlow is one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention.

If you let a flat or house near Harlow Town station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Harlow Marsh shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings like Cooks Spinney Primary Academy and Nursery, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Gutter survey in Harlow: what you get

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed valley or box gutters that overflow inside and cracked or loose downpipes, a survey will tell you what’s going on.

In a town like Harlow, older houses with slate or clay tile roofs usually sit alongside later estates with concrete tiles. Older homes often keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

If any part of the gutter couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How we price gutter surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How many separate roofs there are, like extensions, dormers and garages
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

Getting in touch

You don’t need to know any roofing terms. It’s enough to let us know:

  • Dates you are working to, such as exchange
  • The reason for the survey, such as buying, a leak or storm damage
  • Where any leaks, stains or damp patches show inside
  • The address and postcode of the property

To book a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We will confirm the price before booking.

Harlow questions

Can a landlord with a rental near Harlow Town station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Harlow?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

What does the report include?

A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Will I get photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

What’s the best way to book?

Just phone 07833 053749 or email us. After a few questions, we confirm the price and fix a day.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

Can you inspect my roof with a drone?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What we do, step by step

We do not take risks to get a closer look. We inspect what can be seen safely, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours at most homes, and about three to four hours for a commercial roof. Semi-detached and terraced homes in a town like Harlow often share a roof line with the neighbours, so shared parts are looked at as far as they can be seen from your property. It is useful to know about previous repairs, leaks or recent work.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • If you are buying, check with the agent that we can get in

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check that downpipes are firmly fixed to the wall
  • Keep climbers away from the eaves
  • Leave gutter checks at height to someone equipped for it
  • Check for spilling water in a downpour

The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Watch your gutters from ground level or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Different roofs, different checks

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets as far as they can be seen safely. Missing lead is something we check for too.

Why act early in Harlow

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Extensions and dormers on homes around Harlow often hide the first signs of trouble at their joints with the main roof. Left for a few seasons, it can spoil plaster, skirting and flooring inside.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What a gutter survey doesn’t cover

Before you book, it is worth knowing what a survey won’t do:

  • Asbestos testing of old gutters, downpipes or soffits
  • Rot or damp concealed behind fascias or inside walls
  • Parts of gutters that can’t be seen safely

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.
