About roof surveys in CM18
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We’re often asked to look into water stains on rafters and ceiling joists and slipped, cracked or missing slates and tiles, across lead flashings, the roof space and clay and concrete tiles.
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at most homes, and more on a big or complicated roof.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe vantage point outside.
- Inside, we check the roof space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Homes and roofs across CM18
In CM18, our roof surveys work takes in owners, landlords and managing agents, in Harlow, Little Parndon and Bush Fair and well beyond. Every report comes with photos and written recommendations.
Several airports in London and South East England have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in CM18. Where permission is needed, the flight waits for it.
Bush Fair: For landlords with property near Harlow Town station, a roof report helps you deal with small faults before they turn into a call from a tenant. Trees in and around Hawkenbury Meadow shed leaves that can end up in nearby gutters.
Honest limits
It helps to know what a survey will not do before you book:
- Walls, floors and services below the roof
- Asbestos testing of any kind
- Defects hidden under coverings or inside walls without opening up
What affects the cost of roof surveys
When we price a survey, we consider:
- House, block, shop or office
- Roof area
- Building height and the viewpoints available
- Features like valleys, chimneys, dormers and parapets
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
What we need to know
Getting the details right at the start saves time. Please include:
- How the loft is reached, if there is one
- Any marks or damp showing indoors
- The kind of building and roof involved
- Dates you’re working to, such as exchange
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or drop us an email to find out.
Can I check my roof myself?
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
What happens if roof problems are left?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right.
What to check before booking
- What happens after the report arrives
- Whether any drone flown is registered with the CAA
- How long the report takes to arrive
- Whether you get a written report with photos
Landlord and commercial surveys in CM18
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Your questions about roof surveys in CM18
Is CM18 in your area?
Yes. We survey roofs in CM18 and the rest of Essex. To book, ring 07833 053749 or email us.
How long will you be at the property?
The visit typically takes about one to two hours for most homes, depending on how many separate roofs there are. We will give you an idea of timing as you book.
How much is a survey?
Our price is from £150, including VAT. You will know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or drop us an email.
What if it rains on the day?
Light rain doesn’t typically stop a survey. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
Does a roof survey replace a structural engineer?
No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Can you look at a roof that’s joined to next door?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
