Drone roof survey in Bush Fair: what you get
A drone shows the outside of a roof very well, but it can’t see under the coverings or into the loft. We check the loft from inside where it is safe, because the underside tells its own story. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. If you’ve noticed storm damage on steep or tall roofs and debris building up in hidden gutters, we can find out what’s behind it, whatever the roof.
Places like Bush Fair can be near small airfields or other airspace restrictions, so every drone flight starts with a check of the Drone Safety Map. Open ground can mean stronger wind, which also affects whether a small drone can fly. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Honest limits
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- The underside of the roof (that needs an inside check)
- Flights in a restricted zone without permission
- Whether the roof structure meets design loads
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.
What this survey covers
- Tall and steep roofs
- Fragile roofs
- Valleys and parapet gutters
- Flat roofs on upper floors
- Large and complex roofs
- Chimney stacks
What a survey costs
All our prices include VAT. The things that change the price are:
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- Roof area
- Building height and the viewpoints available
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.
What we need to know
Before you get in touch, it helps to have:
- Pictures from the garden or a window, if you have them
- Anything about access we should know
- What made you get in touch
- What kind of property and roof it is
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Practical tips
From years of surveys, a few habits stand out as worth the effort:
- Clear a spot on the drive or lawn
- Expect a little longer if permission is needed
- Let neighbours know about the flight if your roof is shared
- Tell us the exact address as you book
The report gives any roofer you ask to quote a clear brief. They’ll see exactly where each defect is.
Every so often, look in the roof space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

The survey, step by step
After the inspection, everything we found is written up as a report with photographs. On timing, most surveys take between one and two hours at a house, including the airspace and weather checks before take-off. Being in a smaller place like Bush Fair does not change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- First, we check whether a drone is the right tool.
- A visit is booked for a weekday, Saturday or Sunday, weather permitting.
- The roof is photographed from the air, with the camera kept on your property.
- We also look inside the roof space where it’s safe.
- You get photos, findings and clear recommendations.
Before the survey
- Agree roof access with the managing agent if it’s shared
- Keep pets out of the way during the survey
- Show us where any leaks or stains appear
Booking a survey
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Drone roof surveys around Bush Fair
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Before any flight, we check the Drone Safety Map for airspace restrictions.
Take a building like Pear Tree Mead Academy: thermal images can show where wet insulation sits under a big flat roof. If your home is one of the older ones in the streets near St Stephen, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.

Bush Fair questions
Is Bush Fair within the area you cover?
Yes, Bush Fair is on our map. Villages and rural addresses get the same survey as a town house.
Is drone flying allowed in Bush Fair?
Normally it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. A small drone cannot fly safely in strong wind or a downpour.
How do I arrange a drone roof survey in Bush Fair?
The quickest way is to call 07833 053749 or send us an email. Tell us the address and a little about the roof. Surveys run on weekdays and at weekends.
Do you climb onto every roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.
How much is a survey?
Our price is from £400, including VAT. We confirm the price for your survey before you book, based on the roof’s size, access and package. For a price, ring 07833 053749 or send us an email.
Does this replace a RICS home survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
What do I do with the report?
You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Why it is worth a survey now in Bush Fair
With drone photos, everyone can see the same thing. You can show exactly where the problem is, which helps when you ask for quotes. In an older home around Bush Fair, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.
Prices start from £400, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.
