Roof surveys across CM20

Our roof survey service in CM20

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Typical surveys look at cracked or blistered flat roof coverings and flashings that have come away from the wall, across natural slate, the roof space and clay and concrete tiles.

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across CM20: local notes

Across CM20, from Harlow, Newhall and Little Parndon outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in CM20 are where it typically shows.

Little Parndon: For an older house near a landmark such as Church of St Mary, old fixings, lead flashings and tall chimneys are typical of older roofs. For site and facilities teams at buildings such as Little Parndon Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Why get it checked now?

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. From inside the loft space, we can often spot it sooner.

Before you book any surveyor

  • Are they insured for the work?
  • Whether the inside of the roof is included
  • What happens after the report arrives
  • How they plan to inspect the roof safely

How the survey changes by roof type

Natural slate

Inside the loft space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Landlords, agents and block managers in CM20

Letting agents and landlords in CM20 book surveys as well as homeowners. A written report with photos gives you a clear record of the roof.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Mention any flat roofs as well as the main roof
  • Watch for slipped slates after bad weather
  • Let us know about any leaks or stains you’ve seen
  • Keep the report with your property records

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Signs you need a roof survey

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

Most people get in touch when they’ve noticed one of these:

  • Valley linings that have cracked or split
  • Leaning or weathered chimney stacks
  • Water stains on rafters and ceiling joists
  • Slates or tiles that have slipped or broken

CM20: your questions answered

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What do you check on a roof survey?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

What’s the best way to book?

To book, ring 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
