Gutter surveys near Little Parndon

Gutter surveys for homes and businesses in Little Parndon

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey downpipes, parapet and box gutters and fascias and soffits, and common reasons people get in touch are water spilling over the gutter edge and sagging gutters and loose brackets.

In a smaller place like Little Parndon, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for most houses, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there frequently is around Little Parndon, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before the survey

  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey
  • Make sure we can get to the back of the property

FAQs for Little Parndon

My home in Little Parndon has a flat-roofed garage or porch. Is it worth having that looked at?

It is frequently worth it, as these roofs are easy to forget. On buildings from before 2000, cement sheet roofs may contain asbestos and should be checked by a specialist asbestos surveyor before anyone disturbs them.

Does a conservation area affect roof work in Little Parndon?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Will you walk on the roof?

Only where it’s safe to do so. We inspect what can be seen safely: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

Will you check the drains below ground?

No. We look at above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we will tell you.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant in advance.

Gutter surveys around Little Parndon

Harlow, which Little Parndon is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. On homes of that age, felt underlay, flat roofs, gutters and fixings may all be due attention. In Essex, older buildings are often clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Harlow Marsh shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you own a rental within reach of Harlow Town station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We check them where they can safely be seen.

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

Why get it checked now?

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Homes in smaller places like Little Parndon can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more, and water follows.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What you get with us

  • Two decades and more of roof surveys
  • Thermal imaging and drone inspection where they help
  • Professional indemnity and public liability insurance
  • Customer satisfaction of 98%

Take a look at our cost guide or our case studies.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
