Gutter surveys in Brentwood

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Semi-detached and terraced homes in a town like Brentwood often share a roof line with the neighbours, so shared parts are looked at as far as they can be seen from your property. Let us know about any known leaks, past repairs or building work when you book.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Make sure pets are kept safely away
  • Move anything stored under the loft hatch

Advice

How a gutter survey works in Brentwood

Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We’re often asked to look into gutters overflowing in heavy rain and gutters that have fallen out of line, on fascias and soffits, valley gutters and downpipes.

Semis and terraces in a town like Brentwood share roof details with the neighbours. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can be seen safely. It’s useful to mention any shared stacks or gutters when you book.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Signs you need a gutter survey in Brentwood

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Most people get in touch when they’ve noticed one of these:

  • Blocked outlets and hoppers
  • Gutters full of debris and silt
  • Water backing up from a hidden gutter
  • Leaking or loose downpipes

If you live near a park such as Weald Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

What a good roof survey covers

How the survey changes by roof type

Fascias and soffits

Overflowing water stains soffits and rots timber. They’re looked at as part of the survey.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Leave it or get it looked at?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Roof faults found early can be planned for, while one found after water comes through usually has to be dealt with in a hurry.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

FAQs for Brentwood

Is Brentwood in the area you cover?

We do. Every survey there gets the same written report with photographs.

Does a conservation area affect roof work in Brentwood?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Brentwood homes and their roofs

About 4.4 miles north-east lies Ingatestone Hall, a reminder of how long the area around Brentwood has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For landlords with property near Brentwood station, a roof report helps you deal with small faults before they turn into a call from a tenant. If yours is one of the older homes in the streets near Church of St Thomas of Canterbury, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
