Roof by roof
Box and secret gutters
A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We check them where they can safely be seen.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
How a gutter survey works in Shenfield
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey downpipes, outlets and hoppers and eaves gutters, and common reasons people get in touch are downpipes that are split or coming away and joints that drip after rain.
Houses in smaller places like Shenfield can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Shenfield: your questions answered
Is Shenfield within the area you cover?
Yes. Shenfield is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Shenfield is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you look in the loft space?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.
How much is a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just ring 07833 053749 or use the contact form for a price.
Roofs, chimneys and gutters in Shenfield
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Ingatestone Hall about 3.8 miles north-east, Shenfield sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For landlords with property near Shenfield station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Shenfield St. Mary's Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Surveys for landlords and agents in Shenfield
Landlords, agents and building managers in Shenfield and across Essex can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
The survey, step by step
We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. With a bit of garden around a house, as there often is around Shenfield, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before the survey
- Make sure the loft hatch can be reached
- If it isn’t your property yet, arrange access through the agent
- Keep pets out of the way during the survey

Checking the roof from the ground
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
Tips from our surveys
Over many surveys, some simple habits stand out:
- Look for new stains on ceilings below valleys after rain
- Have gutters cleared at least once a year
- Look for downpipes coming loose
- Get trees that overhang the gutters trimmed
Questions about the report are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey comes with an in-person one.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so check they’re included in any clearing work.
Leave it or get it looked at?
Going up a ladder to check your own gutters carries real risk. From the ground you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers whatever is safely visible and records it with photos. In an older home around Shenfield, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
